Key takeaways
- Golden Visa renewal on the investor routes extends your residency for another ten years when the conditions it was issued on still hold.
- On the property route, that means Dubai property still worth AED 2 million or more on the renewal date.
- You and your family get 180 days’ grace after a Golden Visa expires or is cancelled.
- Each family permit renews on its own file, and dependants are cancelled before the main visa.
What does Golden Visa renewal need?
The basis your visa was issued on, still in place on the renewal date.
For a property holder, that is Dubai property worth AED 2 million or more. You also need a passport with at least six months left and valid health insurance, and everyone aged 18 and over takes a new medical test.
A family of five is five renewals to keep in step, because each permit renews on its own file. That is the work we take off your hands, and our case file on a Golden Visa stuck after DLD approval shows how we move a stalled file.
Can I renew after selling the property?
Only with another qualifying property in its place.
A property Golden Visa places a lien on the home for the residency term. Selling it ends the property route unless another qualifying property replaces it, so we plan any sale around your visa.
The common move runs the other way. Once a two-year visa holder’s property reaches AED 2 million on an updated title deed, the Golden Visa opens, and we ready it before the old route ends.
Is there a grace period after expiry?
Yes. Golden Visa holders and their families get 180 days.
The 180 days run from expiry or cancellation, to renew, change status or leave. Other permits get shorter periods, set by category. Once a grace period ends, ICP charges AED 50 a day for each person on an expired visa.
Living abroad is no risk in itself, because Golden Visa holders are exempt from the 180-day absence rule. The permit becomes void only if it expires while you are outside the UAE, and your dependants still run on the 180-day rule.
What happens to my family’s visas?
They are cancelled first, before your own.
Dependants’ permits go before the sponsor’s, and cancelling your own visa alone, while it still sponsors someone, needs a guarantee. Each family member then has the grace period to change status or leave.
You can be in the UAE or abroad, because a power of attorney lets someone here act for you. When a family member is staying on, we time their move to a new sponsor within that period.
