RERA broker card questions

Is a RERA broker card the same as a real estate agent licence in Dubai?

Yes. The practice card RERA issues through Trakheesi is the individual agent’s licence. It sits under the brokerage’s DET licence and RERA office registration, and nobody may practise brokerage in Dubai without one.

Can I get a RERA broker card without a company?

No. The card is issued to a person working under a licensed, RERA-registered brokerage, with residency on that licence. The company comes first, and the card follows as part of the brokerage setup.

How often is the RERA exam taken?

RERA’s mediation test follows the approved course and is passed each year to keep the card. The exam is waived for agents over 55, brokers with five consecutive years in the same office and start-up licence holders.

Does a broker card need a residence visa?

Yes. Adding a broker to an office needs residency on the same licence, so each agent’s visa is issued under the brokerage before the card. Our file runs the visa and the card together.

How do I renew a RERA broker card?

Online through Trakheesi, with automatic approval once the annual mediation test is passed and every sales agent in the office holds a card. The test date and the licence date sit in one diary.

Which real estate roles need a RERA practice card?

Broker, national broker, project marketing, mortgage broker or consultant, registrar, property management, consultant, valuer and trainee valuer. Development, exhibitions, land and property trading, representative offices and private leasing licences need no card.

Can a free zone company get a RERA broker licence?

A free zone company needs a no objection certificate from its licensing authority before DLD issues a real estate licence. On-ground Dubai brokerage runs through DET and RERA, so a brokerage working on the ground licenses on the mainland.

How long does the real estate licence take once DET approves?

DLD issues the real estate licence in one working day once the DET application and Trakheesi registration are through, and RERA registers the office when the licence issues. The cards then follow for each agent.

Can I open a second branch of my brokerage?

A branch licence needs at least 15 brokers in the main office and every member of staff registered with RERA, so the main office grows first.

Do I need an advertising permit for each listing?

Yes. Trakheesi issues the permit in one working day, usually against the marketing contract with the owner, and the broker applying needs a card. The permit routine starts with the first listings.

Is a broker card needed to earn commission?

Yes. A broker not licensed with RERA can lose the right to commission. Otherwise it falls due once the sale contract is registered with DLD, unless the brokerage contract says something else.

What goes in a brokerage contract?

The parties, the property, the agreed amount, the commission rate and the date the property is registered with DLD. Keep one on file for every deal, because the commission claim rests on it.
