Not one programme. Six, sharing a name.
The Golden Visa is a 10-year renewable residence permit with no employer sponsorship, no age limit on the children you sponsor, and no requirement to live here most of the year. That part is as good as it sounds. The mistake is treating it as one application. It is six separately administered programmes, each with its own authority, conditions, and idea of proof.
The question was never whether to apply. It is which of the six is yours, and whether you have met every condition before you submit. Get that right and the rest is procedure. Get it wrong and you have spent a rejection on a permit meant to last a decade.
Six routes. One of them is yours.
Each is governed by a different authority and judged on different proof. The thresholds are the line that qualifies you, not the visa's price.
Property investor
UAE property assessed at AED 2 million or more. Since February 2026 a mortgaged property qualifies on its assessed value, and multiple properties can be combined to reach it.
Judged by GDRFA or ICA, with the Land Department verifying value
Entrepreneur
An approved UAE project valued at AED 500,000 or more. The endorsement, from an accredited incubator linked to the authority, matters more than the number. Without it, strong businesses are still declined.
Judged by ICA plus an accredited incubator
Specialised talent
Doctors, scientists, engineers, creatives, and academics endorsed by their field authority. This route is discretionary: achievement and reputation are weighed, not just credentials.
Judged by the relevant ministry or sector authority
Executive or specialist
A basic salary of AED 30,000 a month or more, revised upward in 2024, with an attested degree and a compliant UAE employer. It runs through your employer and cannot start from outside the country.
Judged by MOHRE and GDRFA
Outstanding student or graduate
A 3.75 GPA or equivalent at UAE universities, a top-100 global university, or a 95% secondary school grade. One of the faster routes for high achievers, with no financial threshold.
Judged by ICA with the education authority
Expanded 2025 to 2026 categories
Content creators through Creators HQ, exceptional private-sector educators, endorsed e-sports professionals, and long-serving nurses. The newest doors, where the rules are still settling.
Judged by a programme-specific endorser
The mortgage rule changed in February 2026.
If an adviser still quotes the old rule on the route you are about to commit to, their information is a year out of date. That is the signal to watch for.
A mortgage cannot exceed half the property value to qualify.
This was a real condition. Plenty of guidance still online, advisers included, repeats it as if it applies. It does not.
What matters is the assessed value reaching AED 2 million, not how much is financed.
The upfront-payment condition was removed. Talent stays discretionary, the entrepreneur route turns on its endorser, and the newest categories are still being defined. An adviser's value is not paperwork. It is knowing which version of the rules applies the day you file.
A rejection is not just a delay.
The expensive mistakes are never the government fee. They are the two ways a confident application damages itself.
The wrong door
Two people with the same goal often qualify through different routes. Choosing what looks easiest, rather than what the authority will accept for your profile, is how a strong candidate ends up declined. The route is the decision. Everything after it is execution.
One step too early
Each route has conditions you must clear before you submit, not during review. Applying with a property still under revaluation, or before an endorsement lands, reads as a fail, not a near miss. And the record follows you, on a permit meant to last ten years.
Who decides here: the authority, not usWhat every route asks of you.
Whichever door fits, these baseline checks apply. None is where applications stall. The route choice and the timing are.
The family advantage holds across all six: once your visa is issued, you can sponsor a spouse and children with no upper age limit, plus parents and domestic staff. Sponsorship is a separate application with its own documents, so get the primary route right first.
Most people who ask us about the Golden Visa already qualify for one of the six. They just do not know which, or whether they are ready.
That is the whole job. We read your situation against all six routes, name the one that fits and the conditions you must clear first, then move. If you are not ready, we say so and tell you what closes the gap. You get a clean first file on a permit you will hold for ten years, and the judgement that keeps a confident application from becoming a costly one.
