The reframe

Not one programme. Six, sharing a name.

The Golden Visa is a 10-year renewable residence permit with no employer sponsorship, no age limit on the children you sponsor, and no requirement to live here most of the year. That part is as good as it sounds. The mistake is treating it as one application. It is six separately administered programmes, each with its own authority, conditions, and idea of proof.

The question was never whether to apply. It is which of the six is yours, and whether you have met every condition before you submit. Get that right and the rest is procedure. Get it wrong and you have spent a rejection on a permit meant to last a decade.

Property investor

UAE property assessed at AED 2 million or more. Since February 2026 a mortgaged property qualifies on its assessed value, and multiple properties can be combined to reach it.

Entrepreneur

An approved UAE project valued at AED 500,000 or more. The endorsement, from an accredited incubator linked to the authority, matters more than the number. Without it, strong businesses are still declined.

Doctors, scientists, engineers, creatives, and academics endorsed by their field authority. This route is discretionary: achievement and reputation are weighed, not just credentials.

Executive or specialist

A basic salary of AED 30,000 a month or more, revised upward in 2024, with an attested degree and a compliant UAE employer. It runs through your employer and cannot start from outside the country.

A 3.75 GPA or equivalent at UAE universities, a top-100 global university, or a 95% secondary school grade. One of the faster routes for high achievers, with no financial threshold.

The detail most pages still get wrong

The mortgage rule changed in February 2026.

If an adviser still quotes the old rule on the route you are about to commit to, their information is a year out of date. That is the signal to watch for.

This was a real condition. Plenty of guidance still online, advisers included, repeats it as if it applies. It does not.

What matters is the assessed value reaching AED 2 million, not how much is financed.

The family advantage holds across all six: once your visa is issued, you can sponsor a spouse and children with no upper age limit, plus parents and domestic staff. Sponsorship is a separate application with its own documents, so get the primary route right first.

What happens if I apply to the wrong Golden Visa route?

A rejection is rarely just a rejection. Applying to the wrong category, or before you meet every condition for the correct one, leaves a record the next authority can see, and makes the corrected application slower and more closely examined. Confirm the route that fits, and that you meet every condition, before anything is submitted. That is a short assessment, not a gamble.

Can my family join me on the UAE Golden Visa?

Yes. The Golden Visa holder can sponsor a spouse and children of any age, with no upper age limit for children, a key advantage over standard UAE residence visas. Parents and domestic helpers can also be sponsored. Family sponsorship is a separate application from the primary holder's, with its own documentation and government fees.

Do I need to live in the UAE full-time on a Golden Visa?

No. The Golden Visa does not require continuous residence. The holder can remain outside the UAE for more than six months without the visa lapsing, unlike standard UAE residence visas. This suits investors, remote professionals, and international business owners who want UAE residency without being physically present most of the year.
